How it works
- First we work out the strategy: what exactly you're buying and why — a multifamily to rent out, a business property, mixed-use, or a building to repurpose. The whole structure of the deal depends on this.
- Next I match a program to the property and to your experience. Different lenders have different requirements for investor track record, for the share of your own funds, and for the property itself.
- A separate story is the Bridge Loan: short-term financing for buying and renovating a property that's then resold (a flip). It's a tool for people with experience and a clear read on the market.
- Once the structure is agreed, we go through appraisal, underwriting, and closing — here they're deeper and more detailed than in a residential deal, and I keep the process under control at every step.
The flip and commercial market is badly overheated, so I'll tell you honestly whether it makes sense to enter this particular deal right now.
