A mortgage where others said no without an SSN and without a perfect history
This is my favorite category — because this is exactly where banks throw up their hands and I find a solution. No SSN, short credit history, modest reported income? That doesn't mean there's no mortgage for you.
When someone is new to America, they don't yet have a full credit history. When they're self-employed and have spent years "optimizing" their taxes, their income looks small on paper. And when they don't even have an SSN — standard programs simply shut down. An ordinary bank works with two or three templates and turns away everyone who doesn't fit. I work differently.
Take a truck driver from Chicago who really earns a hundred and fifty thousand a year but pays pennies in tax on his returns — with paperwork like that, no one qualifies him. But the law spells out programs that American specialists simply don't think of. I work strictly within the law, with no falsification and no "gray" schemes — only the tools that genuinely exist in the law and that few people know how to use.
How it works
- Bank Statement Loan — the bank looks not at tax returns, but at the deposit flow on your statements. Ideal for self-employed people whose real income is higher than what's shown on their returns.
- Foreign National — you can qualify using income and tax documents from your country of origin. It's written into the law, but Americans hardly ever use it, and I do.
- ITIN programs — for people who pay taxes by ITIN, without a Social Security Number. Not having an SSN stops being a wall.
- Working with credit history — if it's thin or damaged, I help prepare your credit file for qualification through closed programs available only to licensed specialists.
