Buying a home here doesn't work the way we're used to. I walk you through the whole path — from the first conversation to keys in hand — and I answer the kinds of questions that would only get you a puzzled look from an American broker.
This is what people come to me with most often. And almost always with the same mistake in their head: "I'll find a home I love, then figure out the money." In America it's the other way around. First you get confirmation that the bank is ready to lend you a certain amount, and only then do you go look at properties. Without that, no seller takes your offer seriously — it simply loses to the buyers who already have the paperwork in hand.
I came to this country myself, like many of you, and I once lost a great deal simply because I didn't understand what to do next. I had the cash, rates were low — and I still didn't buy the home. After that I went and learned the system from the inside and got my federal license. Now my job is to make sure you don't step on the same rake.
How it works
- First — a short conversation. I look at your situation: income, credit history, taxes, the state you're buying in. Even at this stage it becomes clear whether you can buy a home and roughly for how much. Many people are surprised — they qualify and never even suspected it.
- Next, you fill out a step-by-step form and upload documents: tax returns, bank statements, paystubs. I go through all the fine print and match you to a program — not one of two or three like at a bank, but from hundreds across different lenders. That's the difference between a broker and a bank.
- When it all lines up, I issue a Pre-Approval — a document that states plainly: this person is guaranteed to receive a certain amount to buy property. Realtors and sellers love this paper, because it means a real, verified buyer.
- Once you've chosen a home and signed the contract, the property appraisal, underwriting, and prep for closing begin. On the appointed day, you sign the documents — and get the keys. On average, the whole path from contract to closing takes about a month.
If I've issued you a Pre-Approval — I take the deal all the way to closing. I've never yet had a deal I approved fall through.
